Our floor plans prioritize tenant autonomy. Giving residents control over their immediate environment—from lighting to seating—is proven to reduce behavioral incidents and increase long-term occupancy.

Acoustic Engineering

We utilize sound-dampening materials to mitigate the "echo-chamber" effect common in industrial buildings. This supports sensory-friendly study for UTEP students and peace for upper-floor residents.

Biophilic Integration

Natural light and greenery are clinical interventions. They lower cortisol levels, making the building a preferred destination for high-end café customers and long-term residents alike.

The Trost Legacy & The Boiler

Our design honors the 1920s Trost & Trost architecture. We aren't just renovating; we are preserving. The historic boiler in the basement will be restored as an industrial centerpiece for our 7,000 sq ft community game zone—anchoring the building's past to its resilient future.
